Cost of Services

Leasing Services (Photos Included)

  • Leasing fee: 100% of the first month’s rent

  • Brokered leasing: We use an outside brokerage to broker our leases. Their pricing is firm as well.

  • If you choose to go with our brokerage, all rents must be placed at fair market value. Failure to do this may result in us not managing your property.

  • Professional photos are required for any listing.

    • We do not use iPhone photos for listings.

    • You are welcome to use your preferred photographer, as long as the quality meets listing standards.

    • If you would like to use ours, photo services start at $200.

    • We do not pay for photos. The owner covers the cost.

    • The photos you pay for are yours to keep and use even if you end services.

Property Management

  • Management fee: $150/month or 7% of collected rent (whichever is higher)

  • Renewal Fee: $200 per renewal for every time we renew a tenant for a full year.

  • Repair reserve: $500 (fully refundable minus any repairs paid). If used, it must be replenished.

  • No repair markups: You pay our vendors’ direct pricing/invoices.

  • Trusted vendors: Our vendors are bonded and insured. They may not be the cheapest, but they do quality work and take great care of our clients.

  • Consulting and project management: $50/hour

Second-Home Property Care (While You’re Away)

  • Starts at $150/month

  • Designed for owners with a second home who want reliable oversight while they are away.

  • We complete routine check-ins and maintain a care checklist you provide.

  • Pricing may increase based on the size and complexity of the checklist.

HOA Management

  • $50 per unit

  • A required reserve/bank for agreed monthly HOA bills and recurring expenses

Facilities Management

  • Starts at $500/month (typically about $1.25 per square foot)
    Full-service management for churches, warehouses, and more.

No-Contract, Simple Exit

Our services are no-contract. You can leave at any time with 30 days’ notice, or sooner depending on the circumstances.

IMPORTANT: PRICING IS FIRM. ANY ATTEMPT TO NEGOTIATE RATES OR FEES RESULTS IN IMMEDIATE DENIAL OR TERMINATION OF SERVICES. THIS INCLUDES PRICING THROUGH OUR OUTSIDE BROKERAGE AND THE REQUIREMENT FOR PROFESSIONAL PHOTOS (WE DO NOT ACCEPT IPHONE PHOTOS).
